We are looking to fill a solicitor / associate job vacancy in Cornwall for Environmental Planning, Commercial Property, Agricultural and Landed Estates work.

Salary - £30 to 80k.

We have been appointed to search for a lawyer with at least 4 years PQE+, who has the experience and knowledge outlined above.

The position’s responsibilities will include:
management of own caseload, management of support staff, advising and meeting expectations of commercial clients, problem solving, working as part of a specialist team of lawyers and support staff in high value deals. Marketing and networking with national and regional businesses, banks, surveyors, land agents, regulatory bodies, pubs, restaurants, shops, offices, large corporate and property developers, care homes, supermarkets, mining and quarry firms, wildlife trusts, national parks and the national trust.

Knowledge and work experience required includes:
advising on, drafting and submitting planning applications and government funding draft applications for renewable energy projects, agriculture, commercial sale, purchase and development of land and retail parks, drafting of s106 planning agreements with government agencies, s104’s with utility companies, wayleave agreements with commercial utility companies, optional agreements, drafting and negotiating large corporate mobile phone lease agreements, overages, covenant and easement issues, tenancy succession advice, planning and environmental law, securities work, business sales and purchases, licensing and the leisure industry, affordable housing development, mines minerals and waste management, disposable and landfill. We currently seek a lawyer who has the following experience:
- Dealing with section 106 agreements, deed of variation for section 106 agreements, licences, unilateral undertakings, section 278 highways agreements.
- Advising clients on planning applications, providing reports on planning history and implications on purchase of large developments such as commercial developments, airports and shopping malls.
- Advising on compulsory purchase orders, applications of certificate of commercial use, applications for change of use on various businesses, premises and land.

Work is from both private client and outsourced from local government.

Sale and purchase of businesses, dealing with property in probate, negotiating leases of all sizes, agricultural sales, environmental planning issues, meetings regarding these issues, acting for large scale developers in the purchase of land and property for future development, high value residential conveyancing, including unregistered land, freehold and leasehold dealing with cases that are multi-linked to government cases.

Required by local law firm, experience including:

- Advising on employment law issues and representing employers at employment tribunal claims including TUPE, unfair dismissal, wrongful dismissal, redundancy and discrimination.
- Drafting contracts of employment, service agreements, disciplinary - dismissal policies, staff handbooks, health - safety policies - handbooks and compromise agreements.
- Advising commercial clients with regard to all aspects of employment disputes.
- Representing clients as a defence advocate against health and safety and environmental law prosecutions.
- Appeals against health and safety prohibition and improvement notices.
- Advising on planning law issues and preparation of planning appeals for public inquiries.
