Responsibilities include:
- Dealing with the sale and purchase of hotels, guest houses, restaurants, bars, public houses, clubs, factory units, offices, shops and amusement arcades.
- Complex option agreements, high value mortgages and re-mortgages.
- Purchase of development land.
- Dealing with planning and section 106 agreements.
- Setting up building estates.
- Property flat conversions.
- New build plot sales and management company work.
- Advising clients of all up-front costs.
- Marketing to estate agencies, surveyors, brokers, banks, building societies and property developers.

Our client, a prominent law firm based in Cornwall, seek a property lawyer / conveyancer. You will head up the small current conveyancing team that administers work in both commercial and residential business regions.

Advise the practise on any new changes in property law. Keep an open door policy regarding know how and be responsible for editorial property content to the firms monthly client magazine. The law firm has an excellent and growing range of clients that include private individuals, trustees, developers, entrepreneurs, companies, landowners, and farmers.

Contentious work involves a real mix of property related disputes that you would expect from a county that houses an economic landscape consisting of tourism, agriculture, small industry, retail, scientific and research and development businesses. Corporate and Government property and road development projects are to be included.

Our client could be described as a medium sized firm with planned growth aspirations, including a future strategy to open an office in Mid-Devon. Your responsibilities will then extend to running and developing the property departments in both offices.

This is an excellent opportunity to work for a clever firm that can technically achieve and have a prominent ability to market services and win mandates. An experienced, licensed conveyancer is sought by our client, a busy two partner law firm in Cornwall with a modern approach and several years accreditation in both Lexcel and Investors in People. The ideal professional for the job will be a residential conveyancing solicitor, licensed conveyancer or someone part-qualified, possessing time-served-experience.

The partnership was established in 1981 and carries out high profile work on multi million pound projects. Additional specialist work is carried out by the clinical negligence, personal injury and general litigation team. The firm also holds a Legal Services Commission Franchise in Family and Clinical Negligence. In addition to the above the firm also specialises in Residential Conveyancing, Wills & Probate, Tax Planning and Family.

Our client's offices are in new state-of-the-art surroundings on the outskirts of a popular coastal town with the facility of ample parking for both staff and clients.

The Role: They are looking for a highly motivated lawyer / legal executive or licensed conveyancer with sufficient work experience in residential conveyancing to be able to conduct their work with minimum supervision, although Lexcel does impose a structure for a broad supervision of fee earners.

As part of the Residential Conveyancing team, the successful candidate will be assisted by a conveyancing executive who has considerable experience in dealing with sales, purchases, remortgages and transfers of equity. In addition, the team also consists of a legal secretary and administration assistant who together make the process proactive by sales chasing client / estate agent contacts etc. This firm's Residential Conveyancing Department has built up and continues to achieve a reputation in the town for a quality service as well as a constructive rapport with local estate agents. It is their aim that the Residential Conveyancer and his or her team persist in this approach.

The successful candidate will have: - The ability to oversee and supervise the team - The enthusiasm to drive the case management system and expand the Department. They are a progressive legal practice and the position will ideally suit a lawyer who will relish the prospect of working for a small firm where you can "make a difference". All the fee earners and other senior personnel also take an active role in the business development of the firm. The salary will be commensurate with experience and expertise.
