We currently have two law firm clients that seek Senior / Assistant Manager types of candidate; both of these jobs are fairly identical. The vacant positions are going to arise due to retirement of a senior member of conveyancing staff. The retiree in both cases possesses many years experience and can administer both commercial and residential property transactions. They are the sort of person that many people working the firm would go to, mainly to ask about property advice and technical conveyancing problems. Infact what we seek is an oracle of the conveyancing world, two if possible!

Ideally we seek candidates that have many years experience and if you’re qualified – “licensed”, even better.

Experience of dealing with all legal matters, paperwork and queries involved with property transactions – Houses, flats, business premises or land. Process and agree contracts, transfers, mortgages, leases and administration of all paperwork. Advise clients regarding all technical content of documentation and all financial implications.

Taking instructions from the client either in person or on the telephone, - sometimes email. Sending terms of the engagement and estimates of fees and disbursements. Obtaining or checking sales contracts Land Registry documents of title deeds (if the land is unregistered). Drafting and checking sales contracts and agreeing terms with the lawyer acting for the other party to the transaction.

Collating and sending supporting documents, including the contents of the Home Information Pack. Exchanging contracts and completing the transaction. Dealing with all financial aspects of the transaction. Leasehold property- obtaining the landlords agreement to the sale or the change of mortgage and dealing with apportionments of rent and service charges. Checking pre-contract searches by checking whether the property id affected by local authority proposals, leases, easements or covenants, mortgages, land tax, susceptibility to flooding or subsidence, or liability for unsound building structures and repairs. Receiving and checking mortgage instructions from lenders and undertaking specific tasks required. Preparing transfer and mortgage deeds, receiving mortgage funds. Paying stamp duty and Land Tax and dealing with the registration of client and lender with the Land Registry.
